Additional Property Attributes

Mason Square Fire Station and Indian Motocycle properties are historic. The Fire Station is listed on the National Register of Historic Places and the Massachusetts State Register of Historic Properties. Therefore, state and federal historic tax credits are an important potential source of funding for this Redevelopment Project. Historic credits require that the buildings operate as rental property for at least five years. The credits will not apply to the costs associated with parking development land acquisition, building demolition and parking construction. The properties are located in a census tract that qualifies for New Markets Tax Credits. If a mixed use program is undertaken and the threshold requiring that at least 20 percent of the income generated from the project come form commercials uses, the Target Redevelopment Project will be eligible for New Markets Tax Credit investment. To capitalize on this funding source, it is imperative that the Fire Station generate commercial rental income and possibly a portion of the ground floor of the Indian Motocycle �B� building.

Former Use: The Site consists of one 0.25-acre parcel of land located along the south side of State Street at its intersection with Eastern Avenue and Wilbraham Road, and is identified on the City of Springfield Assessor�s Map as Block 11110, Lot 0482 i.e., Former Mason Square Fire Station. The property is located in downtown Springfield, and is occupied by a single three-story flat-roofed brick building, which formerly operated as a fire station. The parcel includes the approximate 17,000 square foot building and a small paved lot. The former fire station was originally built as a two-story building in 1910 with a gable roof, and was referred to at that time as the Winchester Park Fire Station. In the late 1920s, a third floor was reportedly added to the structure, and was finished with a flat roof. The building has been vacant for roughly 20 years.
