Additional Property Attributes

The rectangular shaped Site consists of one (1) parcel, encompassing approximately two (2) acres of land. Access to the Site is available from South Maryland Parkway adjacent to the east of the Site, and Karen Avenue adjacent to the south. The Site is a vacant, graded parcel enclosed by a chain-link fence. Obvious indications of hazardous materials use or waste generation at the Site were not observed. No spills or stains were observed on the subject Site during our reconnaissance. No pungent or acrid odors were observed emanating from the Site. The Site is in an area characterized by retail businesses. A retail shopping center borders the Site to the north. South of the Site is an athletic club. To the east, the Site is bordered by a furniture store. West of the Site is a vacant parcel. The Phase I Environmental Site Assessment has not revealed evidence of a recognized environmental condition on the subject Site. No further environmental investigation is recommended at this time.

Former Use: The Site is a vacant, graded parcel enclosed by a chain-link fence. Based on readily available historic information, the Site appears to have been vacant desert land from at least 1952 until prior to 1974, when a restaurant building was on the Site. The building was demolished in 2004. According to information provided by the Clark County Office of the Assessor, the Site had been owned by development companies and an individual from at least March 2004 until present. Melbury Developments USA, LLC is the current owner.
