REDEVELOPMENT POTENTIAL � Over the last 7 years, more than a billion dollars of redevelopment and new commercial projects have been built or are planned near the river and near this site. The developers behind those projects highlight the Riverfront Parks as a key city amenity and the Connecticut Convention Center staff have used the parks to secure more than a few national conventions since opening in 2005. � The largest abutting property is the Colt Factory complex which is currently being redeveloped as a mixed use property and may become a National Park in 2008. � The site is surrounded by two other completed Riverfront Parks which are in good condition and which attract as many as 900,000 visitors in a year. � The site is protected by an earthen dike and flood wall which also serves to protect the City of Hartford, and has all necessary infrastructure to support a future park.

Former Use: For more than 100 years, the site was used as an industrialized waterfront warehouse where coal and other known petroleum contaminates were stored temporarily and was also the site of a former Hartford Electric Light power plant. The site currently has multiple owners, but the City of Hartford is in the process of acquiring the rights to develop this property without purchasing it. The city�s redevelopment goal for this property is to build a new public park that connects to the existing Riverfront Park system and includes a new entrance to the park system for the Sheldon and Charter Oak neighborhoods. The plan envisions a public plaza on the east side of Van Dyke Avenue where Northeast Utilities currently stores transformers and electrical cable. The plaza will lead to a walkway under the elevated highway to an opening in the dike/flood retention wall where pedestrians can enter the riverwalk on their way to either Charter Oak Landing or Riverfront Plaza. The opening will be an operation utilizing hydraulic technology and steel gates. This operation will become a part of the City of Hartford�s flood control system and will cost the city approximately 17,000 per year to operate.
