Former Use: Most recent site use is processed meats manufacturing. The City recently constructed the $17.5 million Siouxland Exposition Center on the property. The facility spans 100,000 square feet and features a large arena with high ceilings, turf, and concrete flooring, that can host everything from large community events to public expositions. The Phase II ESA identified the following: ? TEHs, polynuclear aromatic hydrocarbons (PAHs), volatile organic compounds (VOCs), and Resource Conservation and Recovery Act (RCRA) metals were detected below the respective standards in the soil samples. Benzo[a]pyrene was detected above the Statewide Standard in soil. The calculated cancer and non-cancer risks associated with the compounds detected in soil were acceptable for both a site resident and a site worker. ? VOCs were detected below Statewide Standards in groundwater at the site. TEH-motor oil was detected above the Tier 1 Look-up value for an actual groundwater ingestion receptor, but below the value for a potential groundwater ingestion receptor. The calculated cancer and non-cancer risks associated with the compounds detected in groundwater were acceptable for both a site resident and a site worker. IDNR issued a letter dated April 27, 2011 that stated "while contaminants have been found, the DNR has not identified evidence suggesting the likely existence of a hazardous condition."
