Additional Property Attributes

The land area of the Property is comprised of 10 individual parcels totaling 7.265 acres. The Property consists of a total of five existing structures and a remnant northern section of another building, located just west of the Monongahela River in the City of Fairmont, Marion County, West Virginia. The frontal address for the Property is identified as 8th Street and Beltline, Fairmont, Marion County, West Virginia. Currently, the City plans to assist in the redevelopment of the Property for mixed-light industrial and commercial land-use. The site is part of a historic manufacturing area known as the Beltline. The City has a long-term general plan to redevelop this area into a mix of residential, commercial, and light industrial properties as part of a broadly defined redevelopment program. The completion of the Phase I ESA and limited Phase II ESA will provide the City with additional information that will assist in future redevelopment plans.

Former Use: Historical documentation depicts the Site was initially developed sometime around the late 1880s. Historical documentation depicts the Site contained the Helmick Corporation Foundry from this time through the present; however, operations ceased around 1997. Coal mining of the Site was conducted (prior to 1977) to allow for expansion to the current general configuration. Prior to initial development, Site use could not be determined through the use of standard and additional environmental sources; however, based on conversations with the current owner, Site use was reported as undeveloped forest land.
