Additional Property Attributes

The site was cleaned up to the original RAW, final testing was completed and additional hot spots were found. A new RAW has been completed, including outreach to the community and they are moving forward with the new cleanup. This site is outside of a Redevelopment Area, so there will not be any other local funding, however they were awarded State funding to help with the infrastructure. This site is also located next to a Light Rail stop.

Former Use: Calvine and Elk Grove-Florin, LLC purchased the property from the Union Pacific Railroad. The Remedial Action Plan prepared in 1005 by the UP Railroad requires contaminated material to be shipped offsite by rail, to a facility designed to store contaminated material. Shipping material by rail requires a "Track Agreement" with Union Pacific. Therefore the LLC has a Track Agreement with UP. Union Pacific Railroad also has a non-monetary deed of trust on the property to secure performace of the cleanup per the Remediation Action Plan. The deed of trust requires Calvine Elk Grove-Florin, LLC to complete the remediation to the satisfaction of the State of California Department of Toxic and Substance Control DTSC and that DTSC issue a No Further Action Letter indicating the site remediation is complete. Other then the contractual items listed above, Union Pacific has the ultimate responsibility as the polluter adn there is no relationship between Calvine Elk Grove-Florin, LLC and Union Pacific.
