Additional Property Attributes

The Property is currently vacant, with no current operations in the building. The north adjoining site consists of an automobile maintenance shop. Four underground storage tanks (USTs) were formerly located on this site. One of the USTs reportedly contained used oil; the contents of the remaining three USTs were unknown. Recognized Environmental Conditions associated with this site include: � The potential for migration of hazardous substances and/or petroleum products onto the Property from the former underground storage tanks located on the north adjoining site. � The potential for a release of hazardous substances and/or petroleum products associated with the storage and use of chemicals at the Property. An asbestos and lead paint assessment was completed for the building on the site. Asbestos containing floor tile was identified in the building. The developer intends to hire a licensed abatement contractor to remove the asbestos floor tile prior to renovations in the building. The results of the Phase II ESA indicated zinc was present in soil beneath the pavement outside of the building at a concentration exceeding MDEQ Part 201 generic cleanup criteria (groundwater-surface water interface protection criteria). Because the developer/purchaser will file a Baseline Environmental Assessment (BEA) with the MDEQ, under Part 201 they are not liable for cleanup of the zinc impacted soil. Furthermore, rehabilitation of the site does not include distrubing the soil on the Property. The exisiting pavement will remain over the area where the elevated concentration of zinc was measured in soil.

Former Use: The Property was utilized as agricultural land prior to 1965. Between 1958 and 1965 the Property was developed with one building that was utilized as a bowling alley. From 1965 through the present the Property has been occupied by one building utilized as a restaurant, lounge and bowling alley.
