The phase I ESA revealed evidence of three following recognized environmental condition in connection with the property: > A tire pit located with its center at a latitude of approximately 31.350263 North and the longtitude of approximately 110.966366 West (Figuer 3 : Mark A). Several tires on unknown origin have been disposed here and are spread throughout the area which consists of dirt depression at the end of the wash. Cracked soil in the area indicates that the area experiances periodic flooding. Vegetation is sparse in the central portion of the depression. Further assessment of the area should be conducted to quantify the exten and magnitude of the buried materials and, depending on the results of the investigation, soil and/or ground water samples should be collected to evalute the extent and magnitude of the impact to underlying soil and/or groundwater. >Several pile of household and construction debris are located along the northern border of the southern portion of the subject property. Two piles of debris consist primarily of concrete and are located very close to each other at a latitude of approximately 31.350733 North and a longitude of 110.966666 West. This trash pile includes household waste, including but not limited to, flourescent light bulbs, batteries, empty pesticide containers, paint cans, cleaning chemical containers, a fire extinguisher, a tire, furniture, and other miscellaneous items. The solid waste should be removed and properly disposed, soil samples should be collected from areas underlying the waste piles, and soil samples should be analyzed for volitile organic compounds (VOCs) polychlorinated biphenyls (PCBs), and metals, semivolitile organic compounds (SVOCs) to evaluate potential impact on the soil and/or groundwater at the subject property. >There as an automobile salvage yard east of the eastern border of the souther portion of the subject property and the postion of the wash and local topography indicates that stormwater, potential containing contaminants, could run onto the subject property from the automobile salvage yard. Soil samples should be collected where stormwater runs into the property and analyzed for PAHS, VOCs, and materials to evaluate the potential impact to soil and/or groundwater. The completion of this ESA will assist in future redevelpment of the site, primarily for commercial uses.
