Additional Property Attributes

The phase I ESA revealed evidence of one recognized environmental conditions in connection with the property. A sand and gravel pit was operated in the northern portion of the subject property to mine minerals used to construct Mariposa road. Following the mining operations, the pit was left open and , subsequently, unknown quantities and types of solid waste was disposed in the pit and covered. Further assessment of this area should be conducted to quantify the extent and the magnitude of the buried materials and, depending on the results of the investigation, soil and/or groundwater samples should be collected to evalute the extent and magnitude of impacts to underlying soil and/or groundwater. The completion of the ESA will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: Historical records indicate that that the northern portion of the eastern section of the subject property was used as a gravel pit. This activity began sometime between 1981 and 1982. Aerial photography also indicates that flooding occurs periodically in the northern portion of the eastern section of the subject property. The rest of the subject property is native desert land that has never been developed.
