Additional Property Attributes

The Phase I ESA revealed evidence of the one recognized environmental condition in connection with the property. There is a trucking maintenence and salvage yard located south of the southeast portion of the subject property. To the north of the salvage yard there is a depressed area that experiances periodic flooding and encrouches onto the subject property. Local topography indicates that the storm water, potentially containing contaminants, could run onto the subject property from the trucking maintenance and salvage yard. Soil samples should be collected where storm water runs onto the property and analyzed for polynuclear aromatic hydrocarbons (PAHS), volitile organic compounds (VOCs), and metals to evaluate the potential impact to soil and/or ground water. The completion of this Phase I ESA and Phase II ESA, if completed, will assist in future redevelopment of the site, primarily for commercial uses.

Former Use: Historical records indicate that the subject property has never been developed. Interviews conducted during the course of this Phase I indicate that the subject property has been used for ranching and grazing purposes since the 1910s and the 1920s
