Additional Property Attributes

The Phase II Environmental Site Assessment (ESA) completed in August 2011 sampled soil and groundwater at the Registry Square Site, located at 4402 and 4406 Forest Avenue, 1115 and 1121 East 44th Street, and 1221 and 1310 Brush Creek Boulevard. Findings indicated that contaminants associated with petroleum products were not detected in excess of the Missouri Risk-Based Corrective Action (MRBCA) Storage Tank Default Target Levels (DTLs) in the groundwater samples collected from these properties. No evidence of impacts from nearby historic and recently operated filling stations, or historic dry cleaner businesses, were detected on any of the properties. However, some surface soil samples from 4406 Forest Avenue indicated a polyaromatic hydrocarbon (PAH) constituent (benzo(a)pyrene) at concentrations above MRBCA Risk-Based Target Levels (RBTL) for Residential Land Use. Benzo(a)pyrene is a common compound found in urban areas associated with internal combustion engine emissions and industrial activity. The Phase II ESA report recommended additional surficial soil sampling for PAH compounds be conducted on each of the properties to determine if there has been a release of PAH compounds or if levels detected are representative of background levels. The City of Kansas City, Missouri Brownfield Office (City) offered to assist in completing limited surface soil assessment for PAH compounds recommended by the Phase II report if the results would assist housing redevelopment efforts. Habitat for Humanity staff explained that Registry Square redevelopment efforts would continue in 2013 but was not an immediate need. The City would be contacted if recommended follow-up assessment were needed. No timetable is currently available for site redevelopment.

Former Use: The 1221 Brush Creek Boulevard property has been utilized for residential purposes as early as 1935. The property is currently vacant land.
