Additional Property Attributes

The property was occupied by the Lower Pelzer Mill, a textile mill, as early as 1902. The mill operated until the late 1990s or early 2000s. Razing of the mill began between 2003 and 2005. Two warehouse buildings and a former office/administration building remain standing; however, all other mill structures have been demolished.

Former Use: The subject property is the former location of the Lower Pelzer Mill complex, which included Mills 1, 2, and 3. The majority of the mill structures have been demolished however, two warehouses and the former Mill Office building remain standing. Mill 1 and Mill 2 were constructed by the Pelzer Manufacturing Company in 1881 and 1885, respectively, and were originally powered by water from the Saluda River. Mill 3, which was built in 1888, was originally powered by a coal burning steam engine. The Mills were later converted to electric power produced from hydroelectric generators located directly to the north of the subject property and from electricity generated at the Pelzer Upper Hydroelectric Dam. Pelzer Manufacturing utilized the mill facilities to produce cloth from raw cotton. Operations conducted at the mills included carding, spinning, and weaving the cotton into cloth. Dyeing and finishing operations are not believed to have taken place at the Lower Pelzer Mill complex. Pelzer Manufacturing Company was sold to Lockwood-Greene in 1923, then to the Kendall Company in 1936. Subsequently, the mills were sold to the Gerber Company Gerber in 1986. Gerber ceased operation in the late 1990s. In 2003, the shuttered mill was sold to the current property owners Greenlight and Brickyard Trucking, Inc., a subsidiary of Greenlight. Greenlight demolished the majority of the former Mill structures in order to remove the salvageable materials. Greenlight no longer maintains a presence on the subject property and has not performed any physical cleanup work on the site in recent years. Debris from the demolition activities currently remains across the lower mill parcel.
