Additional Property Attributes

Former Use: The property consists of six city lots having a total area of just under one acre and constitutes one half of a city block northwest of Kalispell�s downtown. The land is level throughout and includes one building approximately 2,550 square feet. The building is used for the storage of goods and materials prior to shipping or pick-up. The perimeter of the property is fenced and a gravel parking lot is located north, south and east of the building. A review of historical maps indicates the property was vacant up until the early 1940's when a small house was constructed on the property. The house was removed in the late 1960's. the current building on the property was constructed in 1974 and little has changed since that time. First American Title Company provided a recorded document guarantee for the property involved in this assessment. The title records contained a limited amount of information involving the use of the property. The patent was issued in 1892 to an Alexander Lebeau, who then deeded the land to the Kalispell Townsite Company. In 1908, the property was sold to Thomas McGrath. Thomas subsequently failed to pay property taxes and lost the property by way of a tax deed in 1916. William Coughlin, who acquired the property in 1916, owned the property for 50 years. During that time, there were no documents recorded. In 1966, upon his death, ownership passed to his son. In 1973, the property was deeded to Garrett Freightlines, which is the first indication of the use of the property in the record. Since that time, there were three transfers of ownership, most recently to the current owners, Michael and Pamela Mower, in 2006.
