The Sheraton Hotel (Site) is located in the Downtown Development District in Gary, Lake County, Indiana. The Site is approximately 1.4 acres of land with a 14-story hotel and 5-story parking structure totaling approximately 325,000 square feet of floor space, and is currently owned by the City of Gary. The Northwest Indiana Regional Development Authority has intentions to demolish the hotel and parking structure in order to implement a green infrastructure pilot project. Weston Solutions, Inc. (WESTON�) Superfund Technical Assessment and Response Team (START) conducted a Phase II investigatin under a Targeted Brownfields Assessment (TBA) Grant requested from the Northwest Indiana Regional Developmental Authority to perform environmental assessment activities to determine the presence of contamination. The findings of the Phase II Investigation confirm that contamination of SVOCs above IDEM screening levels (both residential and commercial/industrial) is present in surface soil, subsurface soil, and groundwater and contamination of metals above the IDEM Residential Tap screening level in one groundwater sample at the Site.

Former Use: The hotel building was constructed in 1971 by Holiday Inn. Prior to purchasing the hotel building in 1977 the City of Gary conducted an onsite inspection (walkthrough) and had a title search done. The City of Gary purchased the hotel building from Holiday Inn with 1,000,000 from a federal grant in 1977. Approximately 1,000,000 more was spent on remodeling the interior of the hotel building. In 1978 the City of Gary leased the hotel building to Steel Plaza, Inc. The hotel building was reopened by Steel Plaza, Inc. as a Sheraton hotel. Steel Plaza, Inc. filed a bankruptcy petition in 1984. In 2007 the New Gary Development Group formed and was deeded the hotel building by the City of Gary. The City of Gary � Board of Public Works & Safety approved the City of Gary�s transfer of the property to New Gary Development Group on April 4, 2007.
