Additional Property Attributes

Based on a Phase I ESA completed in March 2014, RECs exist per ASTM E1527-05/13 related to the site's historical use as a borrow pit (potential fill from other sources), evidence of illicit dumping and the adjacent railroad. A Phase II ESA completed in June 2014 revealed limited impacts to shallow groundwater above cleanup target levels, but well below natural attenuation criteria. No soil impacts that would require removal were encountered. Based on the anticipated end use (non-residential), additional assessment is not recommended. However, institutional controls may be warranted if the site is to change ownership and/or use(s).

Former Use: Property is currently undeveloped/vacant land, with the exception of the northwest corner, which contains a lift station structure. The land's historical use as a borrow pit during construction of the nearby US 41 overpass in the 1960's is common knowledge.
