Additional Property Attributes

The property is currently a vacant lot. The property surface consists of asphalt parking area, gravel in the location of the former building, and grass. Cardno ATC noted several small pieces of plywood (approximately 1 to 2 square feet) located in the grass on the southern portion of the property. A utility vault was noted beneath the wood. Multiple monitoring wells were noted in the grass covered right of way surrounding the property. A former manufactured gas plant (MGP) is located north of the property and is listed in the voluntary remediation program. Cardno ATC reviewed select files on the Indiana Department of Environmental Management (IDEM) Virtual File Cabinet (VFC) for information on the facility. Files reviewed included a 2011 Annual Groundwater Monitoring Report prepared in April of 2012 and a Remediation Work Plan prepared in September of 2014. The review of the VFC files identified the presence of several contaminants of concern in surface samples (benzno(a)pyrene, lead and arsenic), and subsurface samples (arsenic and benzo(a)pyrene) collected at the property at concentrations above applicable regulatory levels. Groundwater samples collected from a monitoring well on the southern portion of the property contained concentrations of naphthalene above applicable regulatory levels. The samples collected from the well on the northern portion of the property contained free product; therefore, they were not submitted for laboratory analysis.
