Additional Property Attributes

TBA - Dairy 1 218 S 5th Street: concentrations of contaminants for this site were below the 2006 Missouri Risk-Based Corrective Action (MRBCA) Default Target Levels, apart from arsenic and lead. Metals are typically found in fill materials and in urban settings. However, the dissolved lead concentration in groundwater reported in soil boring B-3, (located on the parcel addressed at 221 S. 5th Street) may be attributed to the former filling stations located on this parcel. Further characterization is recommended to determine if hazardous contaminants have been released to soil or groundwater.

Former Use: The approximately 1.05 acre property consists of three parcels 06-3.0-08-003-002-036.000, 06-3.0-08-003-002-037.000, and 06-3.0-08-003-002-056.000. The property is currently owned by Roberts Dairy Company a subsidiary of Hiland Dairy Foods Company, LLC. The property is part of a redeveloped plan by the Mo-Kan Regional Council. A Phase I Environmental Site Assessment completed in October 2016 identified several recognized environmental conditions (RECs) for the property including multiple filling stations, a coal yard, and multiple off-site dry cleaner and laundry services. Additionally, Asbestos-Containing Materials (ACM) and Lead-Based Paint (LBP) are suspected in the office/garage building.
