Additional Property Attributes

The Property is owned by KIB and consists of a trapezoid-shaped parcel (Tax Parcel ID No. 22173), 4.52 acres in size, located at the intersection of Sargent Creek Road and Middle Bay Drive, in a rural, wooded area characterized by undeveloped or low-density residential development, with nearby commercial and industrial usage. The Property is not fenced. An open, gravel loop driveway has been constructed at the southwestern corner from Sargent Creek Road to provide access to a public solid waste drop-off facility, operated by KIB (Women�s Bay Service District), that consists of two large steel dumpsters. The remainder of the Property is undeveloped, however there are several gravel trails and roads that criss-cross the Property. The Property has significant relief with steep slopes in places. Much of the Property is densely vegetated with scrub brush, weeds and larger trees, with only a few clearings. No structures were observed. Evidence of previous dumping of debris was observed in one area.

Former Use: Based on a review of publicly-available information Stantec determined that the Property was historically part of a large Department of Defense (US Army and Navy) installation with occupation dating possibly to the 1930s. The Property was subsequently owned by the Alaska Department of Natural Resources (DNR), and KIB purchased the land from DNR in 1968. Access to the Property has been largely uncontrolled and it has been subject to public usage.
