Additional Property Attributes

The Property consists of 1.12 acres of land developed in 1965 with an approximate 40,000-square-foot (ft2), 1-story, wooden structure covering approximately 90% of the parcel, which is zoned Business District (B). Adjoining the Property are Rezanof Drive and Cactus Flats Natural Foods and Allstate to the north; a parking lot to the east; Tony?s Bar, Henry?s Great Alaskan Restaurant, and Safeway Liquor Store to the south; Marine Way and True Value to the west. Former Use: The Property is owned by Kodiak Area Native Association (KANA) since 2013, and it has been vacant since 2014 but used for a variety of purposes, including for records storage, Arctic Care home base, training classrooms, a temporary fitness/health center, and a contract USPS facility. The Property was previously operated as a Food for Less ? a grocery, furniture, and clothing store ? by the Alaska Commercial Co. since 1994. The Property was developed in 1965 by O. Kraft and Son following the devastation from the 1964 tsunami and redevelopment of the city by the Army Corps of Engineers. Prior to then, the Property was the approximate location of a store operated by the Krafts since an unknown date.
