Additional Property Attributes

The property was previously used as a roundhouse and turntable for the Former Pere Marquette railroad until the 1970s. In the 1990s, the property was redeveloped as a commercial property to include offices, a fitness center, a salon and a pain clinic. The site has been vacant since 2014. The site is being considered for a mixed-use redevelopment to include residential and commercial reuse. A Phase II ESA was performed on behalf of EPA under START contract TDD No 0003/S05-1903-301.

Former Use: The site has been occupied since at least 1920 and was used for railroad roundhouse and maintenance purposes. The main building was originally constructed with eight maintenance bays, later expanded to 16 maintenance bays, and then reduced to three maintenance bays. Railroad maintenance operations at the site ceased in the 1970s. The site was redeveloped for fitness center use in the 1990s, and two storage buildings were constructed at that time. The site has been vacant since 2014. The site currently is occupied by a two-story former mixed-use office and commercial building, a dispatch center, and two storage buildings. The rest of the site consists of a parking lot, gravel roads, an in-ground pool, basketball courts, open undeveloped land and a pond. The mixed-use building is a 16,900-square foot space. The dispatch center building is 1,900-square feet, and the storage buildings are 1,400 and 800 square feet. The redevelopment plan for the site includes use as mainly residential with some commercial establishments. The Phase II ESA included soil, groundwater, sediment, surface water and soil gas sampling, as well as a geophysical survey and a hazardous building materials assessment. The findings indicated exceedances in soil, groundwater and soil gas exceeding residential screening levels. in addition, ACM, LBP and universal wastes were identified at the site. The geophysical survey identified a potential underground storage tank at the site.
