Additional Property Attributes

Former Use: Two abutting parcels of land located at 22 Lehner Street and 95 Glendon Street in the Town of Wolfeboro, Carroll County, New Hampshire (target property). The target property is currently owned by the Town of Wolfeboro and identified as Lot 71 on Tax Map 217 (22 Lehner Street) and Lot 1 on Tax Map 218 (95 Glendon Street). The target property consists of two abutting lots with a combined acreage of 1.31-acres. Lot 71 (22 Lehner Street) consists of 0.37-acres and is currently improved with a single-story brick building constructed circa 1880 as part of a large shoe manufacturing facility which occupied three abutting lots. The existing brick building housed a steam generated power plant which was the onsite source of heat and electricity to the shoe factory. In 1897 the property was conveyed to the Wolfeboro Village Fire Precinct and the lot was used as a power plant facility to generate electricity for the Town of Wolfeboro. The power plant was decommissioned circa 2003 and all equipment including fuel-powered generators and petroleum storage tanks were removed. The former power plant building is currently used by the Town of Wolfeboro as a cold storage facility for municipal equipment, tools, road signs and other miscellaneous items. A single-story wood-framed building is located on the southeast corner of the lot and is currently occupied as a community center for the Town of Wolfeboro. Lot 1 (95 Glendon Street) consists of 0.94-acres and is currently improved with an asphalt-paved municipal parking lot. The south portion of the lot was initially developed during the early 1900s for operation as a coal distribution facility with construction of a wood-framed coal storage building. Coal was transported via a railroad spur off the Boston and Maine (B&M) Railroad located west of the lot. In 1920 the lot was further developed for use as a bulk storage fuel distribution facility. A wood-framed storage garage was constructed on the central portion of the lot and aboveground storage tanks (ASTs) were installed for bulk storage of kerosene and heating oil. The fuel distribution facility operated under various owners until 1993. All building structures have been demolished and the lot was redeveloped in 2012 by the Town of Wolfeboro as a municipal parking area. The north portion of the lot was the former of Back Bay of Lake Winnipesaukee until 1928 when the area was used as a landfill repository for various waste products through 1930s.
