Former Use: The City of Grayling requested TBA assistance to perform a Phase I ESA for the property. The property was a former paint shop and office. The property is planned for redevelopment as a restaurant. A groundwater plume of volatile organic compounds is present adjacent to the site, thus an assessment of this property is warranted for potential vapor intrusion of volatile compounds from other properties in the vicinity.
Under the Superfund Technical Assessment and Response Team (START) Contract No. 68-HE-0519-D0005, Task Order Line Item No. F01070001AL002, EPA tasked Tetra Tech, Inc. to conduct a Phase I and II ESA at the site. The Phase I ESA identified the following RECs for the site: former use as a paint store, dry-cleaning history of an adjacent property, soil and groundwater contamination detected at adjacent properties, and a heating oil UST on an adjoining property. The Phase I ESA recommended that sub-slab vapor sampling be performed for the subject property to evaluate potential indoor air issues from the volatile compounds detected in the soil and groundwater adjacent to the site. Tetra Tech completed a Phase II ESA consisting of four quarters of sub-slab vapor sampling. The four quarters of sub-slab vapor samples were laboratory analyzed for volatile organic compounds and the results were compared with site-specific volatilization to indoor air criteria for non-residential and residential use. The laboratory analytical data indicates that no compounds were detected at concentrations exceeding the Michigan EGLE site-specific volatilization to indoor air criteria in the samples from all four quarters.
