Additional Property Attributes

A Phase I ESA of the Site revealed the following recognized environmental conditions (RECs): Onsite: 1. A sump was observed with used oil/wastewater present. No obvious outlet was observed. However, 3-6 inches of sludge were present in the bottom of the sump. 2. One 250-gallon aboveground heating oil storage tank (AST) was observed on the north exterior wall. No secondary containment was provided. 3. Improper storage/handling of various containers and 55-gallon drums (~15) was observed. 4. Improper storage of used tires, car parts, debris were observed. 5. A vent pipe was observed on the south exterior wall that could be an indication of an on-site underground storage tank (UST). The presence of debris prevented detailed inspection of the area.

A Phase II ESA was completed in July 2021 and identified the following constituents impacting Site soil: diesel-range organics (DRO), residual range organics (RRO), arsenic, naphthalene, and trichloroethene (TCE) were identified above select residential, occupational, and/or construction worker RBCs. No exceedances were identified in Site groundwater.

Additionally, Cardno completed a limited asbestos and lead-based paint survey of the onsite building in June 2021. Multiple ACMs and LBPs were found to be impacting Site building materials.
