Additional Property Attributes

The target property is an industrial area on the northside of Missoula, Montana. The target property is a former gravel mine. No structures are present. There are informal dirt roads and some gravel piles and discarded materials (posts, fencing, drainpipes, rail ties, metal scraps) on the property. Site topography consists of berms surrounding the gravel pit, which is approximately 25 feet deep. There are soil stockpiles throughout the target property and a crushed gravel stockpile near the southeastern border. The target property is bordered to the north by open land and Interstate 90, to the south, an apartment complex; to the west and southwest, Missoula City Cemetery; to the south, Missoula City Cemetery maintenance yard; and to the west, Montana-Rail-Link-owned land used for storage of roll-off waste bins by Republic Services. The property is listed on the real estate market and has been targeted by the City of Missoula for affordable housing development.
