Additional Property Attributes

The Property consists of approximately 0.21 acres of land identified by as the tax parcel 69117-06-253931, which is developed with an approximate 6,720 square foot two-story commercial building constructed in 1953. The outdoor areas of the parcel are asphalt or concrete paved with limited grass and trees along the rear Property line. The Property is currently vacant and unoccupied and is being evaluated for potential tax foreclosure by Wayne County and the Wayne County Land Bank.
The Property is bounded to the north by a parking lot and several commercial storefronts followed by West Main Street; to the east by Mill Street followed by Sodus Fire Department; and to the west and south by residential buildings. The land use code for the Property is 438 (commercial).
The documented first use of the Property according to the available Sanborn Maps was in 1889 with two smaller structures labeled as a Doctor's Office and a Marble store. Various commercial structures occupied the Property through 1949. Based on the available permit records and historical information sources, the Property has been developed with the current structure since 1953. The Property was listed as a dry cleaner between 1969 and 2003 under the names Gaudino Cleaners Inc, Pieunka Cleaners Inc, Kenrine Inc., and R.S. Jeffrey's Cleaners. The Property is currently vacant.
During the site visit an above ground storage tank was noted on the south west of the building. There were no labels identifying potential tank contents. Three large (estimated 36 inch) exhaust vents are also present on the exterior rear wall of the building. A storage unit marked cooking oil, a trash dumpster and a plastic 55-gallon drum with no label were also present along the north side of the building. The building was noted to have numerous broken windows and through the windows various household items (boxes, paper, furniture) were noted inside. An oxygen cylinder was also noted to be inside.
