Additional Property Attributes

The approximately 0.34-acre property is located in an industrial and commercial area and is bordered to the south by a railroad spur. An 11,822 square-foot metal warehouse structure occupies the property. The structure was built in 1925 as a feed mill and flour warehouse. The structure has been vacant since 2016. Prior occupants include Whitlock & Lines Milling Co., Aggieville Seeds and Feed, and Monett Agri-Center and Mac's Vet Supply. A Phase I Environmental Site Assessment (ESA) dated August 3, 2018 identified multiple Recognized Environmental Conditions (RECs) for the property including: two 500-gallon USTs that were removed and issued a No Further Action (NFA) letter in 1994 and the use of the site as a bulk oil depot. The Phase I Update ESA documents the review of historical and regulatory records and site reconnaissance activities to identify Recognized Environmental Conditions (RECs) for the property in accordance with ASTM standard 1527-13. Three RECs were identified for the property including: - The historical presence of a bulk oil depot to the north of the subject property was identified in a 1949 Sanborn� map. The former bulk oil depot included three 12,500-gallon oil tanks, an oil house, and a pump house. - The historical presence of a 500-gallon diesel Underground Storage Tank (UST). Regulatory records review shows that a 500-gallon diesel UST and pump island were located in the northeast corner. The UST is listed as being closed in January 1994 with a "No Further Action" letter from the Missouri Department of Natural Resources. Although the UST closure received an NFA designation, it was issued prior to the current Missouri Risk-Based Corrective Action (MRBCA) regulatory guidelines. - The historical presence of a 500-gallon kerosene UST. A review of the August 2018 Phase I ESA contained documentation that showed a 500-gallon UST was removed in 1992. The UST was located on the northwest corner of the property along Front Street. However, the Missouri Department of Natural Resources does not have a record of issuing a "No Further Action" letter for this UST.
