Additional Property Attributes

The subject property consists of two site buildings and a clean water well and concrete settling basins. The city of Harrisonville owns the site.
A Phase I and Phase II were conducted under CA# RP98727706.
The results of the Phase I:
Asbestos-containing materials (ACM) and lead-based paint (LBP) are likely present in the site buildings based on the age of the structures. A railroad historically operated on the northern portion of the property. Past activities associated with the railroad may have resulted in contamination of soil and groundwater. Also, the historical presence of the aboveground storage tanks on the site and adjacent to the north of the property poses a recognized environmental condition (REC) to the property. A Phase II ESA is recommended to further evaluate contamination of soil and groundwater on the property, and an inspection for LBP and ACM should be conducted prior to renovation or demolition of the buildings. In addition, electrical ballasts possibly containing PCBs are located in the buildings.
The results of the Phase II:
Asbestos-containing materials and lead-based paint were found in the buildings. Prior to renovation or demolition activities they should be removed. Arsenic was found in soil above Missouri Risk-Based Target Levels but below background for the county. Lead was found in soil above the background and Missouri screening levels but below target levels for residential use, so no further action is recommended. Levels of both arsenic and lead in groundwater were all below screening levels. The detected concentrations of Total Petroleum Hydrocarbons (GRO) are below Missouri screening levels in both soil and groundwater. A universal waste survey was also performed and documented fluorescent bulbs, high-density light bulbs, thermostats, electrical ballasts, exit signs and smoke detectors. These items potentially containing hazardous materials should be properly removed and disposed prior to demolition of the site buildings.

A second Phase I was conducted under CA# BF97782501, the conclusions of which are:
ACM and LBP are present in the site buildings. The presence of ACM and LBP is an environmental concern, and the LBP was found to be damaged. An on-site water well needs to be properly decommissioned.
