A Phase I Environmental Site Assessment (Phase I ESA) was completed of the 107 Market Street property (Subject Property), located in central Mannington, Marion County, West Virginia, consisting of approximately 0.02 acres that is almost entirely occupied by a brick and wooden structure. The subject property is zoned as commercial use and is identified through West Virginia public tax records as Parcel ID 24-13-0007-0035-0000. The structure on the subject property is a multi-level building constructed mostly of brick with some wood and shingle siding and is situated along the north side of Market Street within an urban setting. The structure is dilapidated, abandoned, and the roof is partially collapsed on the eastern side of the property. The subject property is bordered to the east, west and south by commercial use properties. A tributary of Buffalo Creek-Pyles Fork- comprises the subject property's western boundary. These properties have never been developed for industrial purposes. The planned use is to be demolished and converted into an off-street parking area for the community. The property was transferred to the City of Mannington after the Phase I ESA was complete. This Phase I ESA did not identify RECs, CRECs, HRECs or VECs for the 107 Market Street property. Asbestos-containing building materials were identified during an asbestos inspection.
