Additional Property Attributes

The target property consists of two parcels located in Missoula, Montana: Parcel A is located at 3645 Highway 200 East and lies in Section 14 of Township 13 North, Range 19 West. Parcel B is located at 371 Minnesota Avenue and lies in the same Section as Parcel A. The target property is in a mixed commercial and residential area of Missoula, Montana. In the past, Parcel A was the location of Taber's Truck Stop. The truck stop suffered a fire in the mid-1980s and the current buildings were constructed. Parcel B was a former truck repair shop. The target property is currently a wood products manufacturing business specializing in doors, trim, and moulding. The Distribution Building and Finishing Shop both have mezzanines. Adjacent land includes paved streets, commercial and residential buildings. There are several buildings on the target property including a Distribution Building and Mill (Parcel A); and Finishing Shop and Raw Wood Storage Shed (Parcel B). The two parcels of the target property are separated by Minnesota Avenue; Highway 200 East is to the northwest of both parcels. Interstate 90 (I-90) is approximately three blocks to the south. The target property generally slopes to the southeast. Ground cover is pavement (Parcel A) and gravel (Parcel B) with vegetation at the margins. Historical review of documents, photographs, maps and government records, an interview with the current property owner, review of regulatory reports and visual survey of the property revealed no RECs; however, there were data gaps. It is unknown if the historical truck repair business on Parcel B used proper waste management practices or if chemicals were disposed of into the former septic system. Also, asbestos containing building materials may be associated with structures on the target property. Prior to any demolition or renovation, a survey for asbestos is required per Montana law.
