Additional Property Attributes

The property was developed prior to 1897 for residential purposes. The northwestern and southern-central portions of the current factory building were constructed beginning in 1917 and 1919, respectively. The former dwellings were demolished, and additions were constructed to the eastern, southern, central, and western portions of the factory between the 1920s and 1950s to form the current building layout. The northwestern portion of the building was occupied by a soluble oil and truck service company from construction until at least 1921 and spring manufacturer from at least 1923 to 1926. The southern-central portion of the building was occupied by a stamping company from construction until at least 1923, an auto parts manufacturer in at least 1926, an iron works company in at least 1931, an auto body manufacturer in at least 1935, and a radiator shield manufacturer in at least 1940. The majority of the current building was occupied by a bimetal valve and thermostatic controls manufacturer with tool and die operations from at least 1926 to 1972, an electric panel manufacturer in at least 1977, a warehouse in at least 1982, and an iron works company from at least 1987 to 2000. The western portion of the factory was vacated in the 2000s and the southeastern portion of the building was briefly occupied by a food and beverage distribution company from at least 1992 to 2000. The building has been utilized for warehouse or remained unoccupied since the early-2000s.

A hazardous materials survey was completed under EGLE's assessment grant. Asbestos containing materials were identified and will be appropriately managed during the redevelopment.
