Additional Property Attributes

The subject property, which encompasses 0.6629 acre, includes a single-story cinder block building with brick and stucco fa�es. The commercial building covers approximately 9,000 square feet (ft2) and is currently vacant. A vegetated area is on the east side of the building, and concrete-paved areas are on the north, south, and west sides of the building. Future plans for the subject property are to use the existing building for offices by an architecture business (Dake Wells Architecture). The estimated redevelopment cost is approximately $2 million, which would leverage 15 new architecture related jobs. [Added by EPA PO 2023-12-29:] No VOCs, PAHs, TPH-GRO, TPH-DRO, or TPH-ORO were detected in any soil samples; two RCRA metals-arsenic and lead-were detected at concentrations below target levels for non-residential. No exterior LBP detected. Inside LBP detected on one door, three doorframes and three walls. Thus, cleanup is not required. NOTE: Future demolition or renovations (including abatement and disposal activities) that could disturb the LBP should be conducted in accordance with applicable local, state, and federal regulations.
