Additional Property Attributes

The subject property consists of two addresses: 627 North (N.) Glenstone Avenue and 1710 East (E.) Chestnut Expressway, Springfield, Missouri. The subject property contains two buildings (one at each of the aforementioned addresses) that are primarily used for administrative offices for the Council of Churches of the Ozarks. The north building, at 1710 E. Chestnut Expressway, is a one-story cinder block and concrete building with no basement and a flat roof. The north building is surrounded by asphalt pavement on the north, east, and west sides and concrete pavement on the south side. The south building, at 627 N. Glenstone Avenue, is a one-story building with stucco exterior, no basement, and an angled metal roof with flat interior portion. An outdoor patio, small grassy areas, and concrete pavement surround the building. The estimated redevelopment cost is approximately $700,000, which would leverage 10 new jobs. The project is in process. Per the Phase I report, the north building at 1710 E. Chestnut Expressway is suspected of having asbestos containing material (ACM) & lead-based paint (LBP) recognized environmental conditions (RECs), needs an ACM and LBP survey to determine if they are contained in building materials or not. The south building at 627 North Glenstone Avenue has no RECs.
