Additional Property Attributes

The Subject Property was developed with a residential structure by at least 1920. By 1941, it appears this
structure was also occupied by a second-hand furniture store/market. The residential structure was
demolished sometime between 1941 and 1950, and the Subject Property was developed with a new
building that was used for automotive repair. The remainder of the Subject Property was used as a
parking/storage area of used automobiles for sale. The automotive repair and sales operations continued
until 1999 or 2000, when the Subject Property appeared to be unused. The onsite building appears to
have been vacant since 2000. At the time of the reconnaissance, the west portion of the Subject Property
was developed with a vacant building. The remainder of the Subject Property consisted of vegetated land.
Shingles and wood debris piles were located in the central portion of the Subject Property.
The surrounding area consisted of commercial developments to the north, east and south of the Subject
Property along the east bordering North Saginaw Street. Commercial development along North Saginaw
Street from the 1930s until the mid-2000s included automotive repair and sales, an outdoor advertising
company, gasoline filling stations, a plumbing supplies shop, a bowling alley, a pharmacy, a neon sign
shop, sign printing, an undertaker, tire sales and service and restaurants. A dry cleaner was identified at
the north-adjoining site from 1940 until 1949. Residences were located beyond the commercial
developments to the north, east, and south and were located to the west of the Subject Property. At the
time of the reconnaissance, the area to the north consisted of a vacant structure and vegetated land,
Career Transition Services Job Corps was located to the east, a vacant commercial structure was located
to the south, and residences were located to the west. North Saginaw Street bordered the east Subject
Property boundary. The Subject Property's tax parcel identification number was 40-01-284-028. The Subject
Property owner at the time of this assessment was Genesee County Land Bank Authority
Commercial (.03) Greenspace (.08)
