Additional Property Attributes

The Property consists of approximately 0.74 acres of land situated along the south side of State Route 88
and West Main Street in Sodus, New York, Wayne County tax parcel no. 69117-05-004962 and 68117-
00-994966. According to Wayne County Tax Assessment records, the Property is zoned as business and
residential use. Based on historical mapping and photographs, the Property was occupied by an orchard
from at least 1943 to the 1950s, and the 6557 State Route 88 parcel has been occupied by a commercial
building since 1950. The one-story 2,540 square foot building operated as a former dairy and
convenience store with an associated gas station. The building appears to be in severe disrepair and
appears to be primarily constructed of a combination of wood, cinder blocks, and laminate paneling. The
Property's last known occupant was Cherry Ridge Dairy and at the time of the site visit was unused and
unoccupied. The location of the Property is shown on Figure 1. Surrounding properties are shown on
Figure 2. Photographs taken during the site visit are provided in Appendix A.
Based on the available historical information, the Property was occupied by Rawden Dairy from at least
1976 to 2008, which functioned as a grocery store and gas station. The Property was then sold to Jack
Brownell, who later sold the building to Deborah Bruegger in 2009. Cherry Ridge Dairy is listed as the
occupant of the Property from at least 2013 to the present, although the business does not appear to be
in operation. According to the Wayne County Assessor's website, improvements for the 6557 State Route
88 parcel include a cold storage room, two underground tanks, and a bulk hazardous tank added in 1950,
and a machine shed added in 1990. The Property was previously owned by Jack Brownell, and it is
currently owned by Deborah L Bruegger as of 2009.
The Property is bounded to the north by residential apartments, a residential home, and commercial
stores; to the east by a parking lot for a grocery store; to the south by a parking lot for a residential
apartment; and to the west by an auto parts store.
