Additional Property Attributes

The subject property was utilized as a coal yard with coal storage and loading/unloading of coal into rail cars using a rail spur located on the southern portion and as a grist mill from prior to 1890 until at least 1953. The subject building was constructed in 1967 for use as a fire station. The subject property has been unoccupied since 2020.

AKT Peerless was unable to determine the use of the subject property prior to 1890. As such, AKT Peerless was unable to identify the first developed use of the subject property and was therefore unable to achieve the historical research objectives identified in ASTM Practice E 1527 even after reviewing the standard historical resources that were reasonably ascertainable and likely to be useful. This data failure is not considered likely to have a material impact upon the findings and conclusions of this report and, therefore, does not constitute a significant data gap.

The adjoining properties have included commercial developments since at least 1890. As discussed in Sections 4.5.2 and 4.5.3, the northern adjoining property was developed with a foundry and machine shop from at least 1890 to 1953; the eastern adjoining property was in use as the Imlay City Water Works from at least 1922 to 1953 and the Imlay City DPW from at least 1934, and the southern adjoining property was developed with a railroad right-of-way since at least 1890.

RECs from the Phase I included: historical coal storage and rail spur, adjoining DPW, and other nearby concerns

Future use is planned to be a winery

The Phase II ESA indicated volatiles, semi-volatiles and metals above actionable levels in soil and groundwater
