Additional Property Attributes

The Site building is a two-story, approximately 6,665-square foot building constructed in 1952. It was vacant, but most recently occupied by a childcare center on the first floor and office space on the second floor. The Site is comprised of 0.27 acre of commercial land situated on the west side of East 130th Street, south of Drexmore Road, and north of Buckeye Road. The Site is developed with an approximately 6,665-square foot building surrounded by a paved parking lot. According to property ownership records, historical aerial photographs, Sanborn Maps, and city directories, the Site was formerly undeveloped land from the late 1800s to early 1950s. The current Site building was constructed in 1952. According to city directories, the Site building has operated as a manufacturing facility from the 1950s through the early 1980s, a dry cleaner in 1985, and a childcare facility in the 2000s. Site soils meet Ohio VAP Commercial / Industrial direct contact standards; however, shallow soil (limited to the upper two feet) is impacted with arsenic and/or benzo(a)pyrene at several locations above Ohio VAP Residential (unrestricted use) direct contact standards. MSG understands that a potential future use for the Site includes demolition of the Site building and redevelopment of the Site into a parking lot for the adjacent church and community. Accordingly, detected concentrations of arsenic and benzo(a)pyrene do not pose any undue risk to this intended use of the Site and further assessment of soil and/or remediation may only be necessary if plans for the Site were to change to include residential purposes.
