Westerner, LLC currently owns the Westerner Motel, and S&S Motel, LLC currently owns the Sand and Sage Motel. The motels are located within a mixed residential and commercial land use area in Denver. Based on a review of the property record cards for the Westerner and Sand and Sage Motels, the Westerner Motel was constructed in 1949 and the Sand and Sage Motel was constructed in 1946. The subject property has been commercial motels since their construction. Based on a review of building permits for the subject property, the Westerner and Sand and Sage Motel properties have been commercial properties since at least 1996 and have been operating as extended stay motels. The motel building configuration for the Westerner Motel is a horseshoe shaped with a parking lot in the middle. The motel building configuration for the Sand and Sage Motel is horseshoe shaped with an office and manager's residence located in the center with a parking lot. The Westerner Motel buildings comprise a total of 6,847 square feet. The Sand and Sage Motel buildings comprise a total of 8,150 square feet. Although the Phase I ESA did not identify any RECs for the motel buildings, some ACM and LBP related BERs were identified for each of the properties. Anticipated future use of the subject property is the renovation or demolition of the existing structures on the subject property and the construction of a mid-rise affordable housing community.
