Additional Property Attributes

The 0.32-acre subject property is comprised of one vacant parcel without any structures that is within a residential area of Fort Garland, Colorado. Based on a review of historical topographical maps and aerial photographs, the subject property has been in a residentially developed area of Fort Garland since at least 1954. Since at least 1999 until after 2015, two modular homes existed on the subject property - no manufacture date was found for either of these structures. Sometime between 2015 and 2019, both structures appear to have been removed from the subject property. Since 2019, the property has been a vacant residential lot.
In September 2023, an initial Phase I was completed that identified no RECs and three BERs for the subject property. The presence of suspect ACM debris on the subject property was identified as one of the BERs. In July 2024, a Phase I ESA Update was performed that included a limited asbestos survey. Samples of suspect materials were collect during the site reconnaissance visit for the Phase I ESA update. Six samples of suspect bulk material were collected and submitted for laboratory analysis. Based on the Asbestos PLM analyses, none of the suspect materials contained asbestos fibers.
The subject property was vacant at the time of the site reconnaissance visit for the Phase I update. The planned future use of the subject property is development as affordable housing.
