Additional Property Attributes

As of the time of the Phase I ESA, the subject property consists of four parcels including two buildings: (1) a two-story office building at 30 Cimino Drive that was constructed in 1983 and added to in 1994, and (2) a pavilion and restroom building at America the Beautiful Park at 126 Cimino Drive that was constructed in 2004. The two-story office building was remodeled in 2009 and has since been occupied by the U.S. Olympic & Paralympic Sport House. Parcel (7413401025) is owned by City of Colorado Springs Public Facilities Authority; two parcels (7413401031 and 1034) are owned by the City of Colorado Springs; and one parcel (7413401033) is owned by CSJ No 7 LLC and Urban Enterprises LLC. The subject property has been in a mixed-use developed area of Colorado Springs since as early as 1890 that included residential, commercial, and light industrial properties. Between 1999 and 2005, the portion of the subject property at 126 Cimino Drive was developed as a public park. A Phase I ESA for the subject property was completed in October 2024. The planned future use for the subject property include a park refresh and creek stabilization/revitalization work. Based on the planned future use, the Phase I ESA identified six RECs, three VECs, one HREC, and four BERs for the subject property.
