The Caretaker's Cottage is located 950 feet north of the Basin Creek Reservoir on a 6.25-acre site which is zoned as government property and managed by Butte-Silver Bow County. The subject property was used as a living facility since it was built in 1913 but has been vacant for the past few decades. The Caretaker's Cottage is a single-family home located northwest of the Basin Creek Reservoir. The Caretaker's Cottage is a national historic site and was recently awarded a $100,000 grant from the historical society for renovations in 2022. In August 2024, there were new windows and a new roof on the property, as well as new paint on the exterior. The remainder of the interior has been gutted and awaiting remodeling but is in a state of disrepair. The intended future use of the subject property is to house a caretaker once again and have the dwelling fully restored. During the September 2024 Phase II ESA, Tetra Tech identified approximately 120 linear feet of grey insulation paper that was 55% asbestos, 2 square feet of grey insulation board that was 65% asbestos, and vermiculite in the attic, void spaces of the ceiling, and scattered throughout.

Lead-based paint was also discovered in the interior of the dwelling on the second floor on a window frame as well as a lowered ceiling and a door. Tetra Tech would recommend removing the door altogether to avoid a large abatement of the interior. The exterior of dwelling tested positive for lead-based paint as well which prompted dripline soil sampling. . Lead concentrations in the soil exceed both EPA residential (200 mg/kg) and industrial (800 mg/kg) direct contact screening levels. As such, lead impacted dripline soils do constitute an exposure pathway and a health threat to future occupants. Therefore, START recommends removal of surface soils around the building footprint to a depth of approximately 1 foot below ground surface and out 10 feet from the dwelling in all directions with cleanup confirmation sampling of excavation basins and sidewalls. START V recommends that to be protective of human health, the soil needs to be removed and replaced with clean fill.
