Additional Property Attributes

The former Henry's Hideaway Property is located on a 7.9-acre parcel (Sanders County Parcel ID
35333933401350000), and it operated as a gas station in the 1990s and early 2000s. The facility
included three dispensers and two 10,000-gallon compartmented USTs. Tank material of
construction was cathodically protected steel and pressurized piping material, including fiberglass reinforced
plastic.

In March 2022, DEQ's contractor Nwestco, removed the two out-of-use 10,000-gallon compartmented
USTs located at the Site. Tank tags 4568 (4,000-gallon diesel), 4569 (6,000-gallon gas),
4570 (2,000-gallon diesel), and 4571 (8,000-gallon gas) were assigned to each of the compartments.
Three dispensers and the associated product piping were also removed. The excavation area associated
with the UST removal activities was approximately 25-feet by 42-feet and 16-feet deep.
On March 22, 2022, a suspected petroleum release was reported to DEQ due to elevated photoionization
detector (PID) readings. Approximately 40 cubic yards of petroleum contaminated soils were field
screened using a PID, removed from the excavation area, temporarily stockpiled on site, and then hauled
to the Missoula Landfill for offsite disposal. Residual contaminated soils were suspected to be present at
the bottom of the excavation area. Excavated material with suspected petroleum contamination was
backfilled into the excavation area and covered with suspected clean excavation material and clean
import material.

In April and May 2024, Herrera conducted additional Phase II ESA activities to determine the extent and
magnitude of petroleum impacts to soil, and to verify if shallow groundwater has been impacted. Based on analytical
results of soil and groundwater samples collected in 2024, petroleum contaminated soils appear to be
contained within the UST excavation footprint, and groundwater does not appear to be impacted. One additional groundwater sampling event will be necessary to close the release and provide an NFCA letter.
