Additional Property Attributes

The Subject Property consists of an approximately 0.24-acre parcel of land located at 530 Royal Gorge
Boulevard, Canon City, Colorado (Assessor No. 11018230), and is developed with an asphalt parking lot,
light poles, grass planter areas and a former automated teller machine (ATM) kiosk structure. The Subject
Property is owned by Fremont National Bank (Wells Fargo Bank). Adjoining properties, as well as nearby
area, are developed for commercial use. According to the Sanborn maps and the City Directories, an automobile filling/gas station was
located on the Subject Property from prior to 1964 to at least 1979. No records were provided by
the Canon City Fire Department or the Colorado Division of Oil and Public Safety regarding the
closure of the gas station, no close-out reports, or documentation of the removal of underground
storage tanks or sampling results for soil below the tanks.
