Additional Property Attributes

The Subject Property, also known as Patton Park, consists of approximately 12.2-acres and identified by 10 parcel IDs: 010030003, 009010005, 010030002, 010030001, 010040802, 010040803, 010040004, 010040804, 010040801, 010040002. Addressed at 525, 527, 528 University Boulevard as well as 501, 505, 535, 537, 619 Piamingo Alley, the Subject Property is located between the Appomattox River and Norfolk Southern railway. The Subject Property is mostly undeveloped but several small storage buildings, a picnic shelter and several parking lots and driveways that give access to the Appomattox River to the north are present. The Subject Property parcels are currently owned by the City of Petersburg (009010005, 010030002, 010040802, 010040803, 010040801, 010040804, 010030001, 010040002), Seaboard System Railroad CSX Tax Department (010030003), and Virginia Holding Corp Norfolk Southern Corporation Tax Department (01004004). The Subject Property is currently being used for public recreational purposes, with parking lots on the Subject Property utilized by hikers enjoying the Lower Appomattox River Trail located to the west. Historically, the Subject Property was used for a variety of manufacturing and industrial purposes in the late 1880s to early 1900s. Several mills, including sumac bark, flour, cotton and silk mills, and dye operations as well as a slaughterhouse, woodworking company, tannery and railroad operations have been identified on the site.
