Additional Property Attributes

Due to the historic use of the site as a gasoline service station/repair facility, multiple phases of environmental assessments and remediation have occurred from 2005 - 2012. During that time, four USTs, product piping, dispenser islands, hydraulic lift, oil water separator, hazardous chemicals, and petroleum contaminated soils have been removed. Analytical results from soil grab samples from the last phase of assessment work (2012) indicate concentrations of contaminants of concern remaining in on-site soils to be below MDNR Default Target Levels. Groundwater has not been encountered at the site. It should be noted that the majority of historic assessment work was completed concurrently at the 3701 Troost property; grant funds were shared between 3701 Troost and 3715 Troost. The site is part of an expansion project that will develop new educational and recreational facilities for DeLaSalle Education Center. Future land use of 3701 and 3715 Troost is expected to be non-residential and consist of a parking area with no enclosed structures.

Former Use: Historical records indicate that the property was used as a filling station beginning in at least 1935 until approximately 1990. After 1962 the property was also utilized for automotive repair and services. The property was used only for automotive sales and services from 1995 to 2012. The site was formerly owned by Henry Grandison and operated as Henry's Garage.
