Additional Property Attributes

Habitat for Humanity aquired the property and redeveloped into their new office and storage space. Phase II ESA findings as follows: Benzo[a]pyrene was detected above Statewide Standards in Range 1 (<2-feet bgs) soil. The calculated cancer risk for Range 1 soil for a site worker and site resident were acceptable. The calculated non-cancer risk for Range 1 soil was acceptable for a site resident and site worker. � Several metals and PAH compounds were detected above applicable Statewide in groundwater samples. Constituents detected above their applicable Standard include: arsenic, lead, benzo[a]anthracene, benzo[a]pyrene, benzo[b]fluoranthene, dibenzo[a,h]anthracene, and indeno[1,2,3-cd]pyrene. The City of Council Bluffs has a groundwater ordinance (Chapter 4.33), which prevents the installation of private wells for groundwater consumption; therefore, the groundwater ingestion pathway is incomplete. QEP determined the detected contaminants do not represent a possible risk to the human health and the environment and recommended no further action.

Former Use: Available historical documents indicate the property contained an agricultural implement from 1885-1928, a tape manufacturer from 1968-73, a general contractor from 1979-1988 and a family services and welfare organization from 1998-2008. It currently contains Habitat for Humanity.
