Additional Property Attributes

The subject property is comprised of one approximately 1.03-acre parcel of land located at the intersection of Granite and Second Streets in Manchester. The property currently consists of a level, undeveloped, vacant lot that is approximately 150 feet above sea level and approximately 200 west of the nearby Merrimack River. Area topography gently slopes southeast towards the Merrimack River. Four USTs were identified during the Phase II work, these USTs were removed from the property on December 21, 2009. Low levels of contamination were identified during the Phase II work.

Former Use: The subject property is comprised of one approximately 1.03-acre parcel of land located at the intersection of Granite and Second Streets in Manchester. The property currently consists of a level, undeveloped, vacant lot that is approximately 150 feet above sea level and approximately 200 west of the nearby Merrimack River. Area topography gently slopes southeast towards the Merrimack River. A gasoline service station was located on the site along Granite Street from at least 1950 to 1954. Based on deed information, Mobil Oil Corporation owned the site from 1969 to 1982 and appears to have operated a gasoline service station on the site along Granite Street. A Preliminary Site Investigation completed in 2000 revealed the presence of methyl tertiary butyl ether MTBE above New Hampshire Department of Environmental Services DES Ambient Groundwater Quality Standards AGQS along with additional volatile organic compounds VOCs, consistent with a release of gasoline. Based on available database and local records, MTBE and 1,2,4-trimethylbenzene were detected in groundwater at the subject site in April 2008 at concentrations above the DES AGQS. A Gulf Express gasoline station is located northwest and upgradient of the subject site and had a documented release of petroleum associated with the station's former USTs. Based on studies completed by Environmental Compliance Services ECS, the extent of contamination emanating from the Gulf Express was not defined and appears to have impacted the Granite Landing site. Based on the presence of MTBE and 1,2,4-trimethylbenzene at concentrations above the DES AGQS, a REC exists for the site.
