Additional Property Attributes

The subject property is comprised of one 1 6.487-acre irregularly shaped parcel of land located at 52-62 Elm Street in Manchester, New Hampshire. Three buildings are currently located on the property, and are occupied by Scott�s Performance Auto, Curly�s Carpets, Paul's Executive Car Care, JGE Enterprises a construction contractor, Expedition Drilling, NMS Auto Repair and Body, and a foreign automotive shop. Two of the buildings were formerly a single building constructed in 1925, occupied primarily by a banana distribution warehouse.

Former Use: The property was historically used as a warehouse with heavy truck traffic dating back to 1925. The site was formerly used as a petroleum fueling station in two locations on the site from sometime between 1915 and 1950 to sometime between 1983 and 1989. Numerous automotive repair businesses have used the property in the past and the present. Historic aerial photos and information provided indicates that the western portion of the property was used for the storage of junk vehicles. The western portion of the site was covered with large piles of soil from the adjacent reconstruction of the former JacPac Foods property which had documented benzene, TCE and MTBE contaminated soil on the property.
