According to a deed restriction dated February 11, 2002, a Groundwater Management Zone has been established due to the detection of dissolved phase hydrocarbons in groundwater. Therefore, use of groundwater within the GMZ is prohibited and groundwater monitoring must be conducted in accordance with Groundwater Management Permit No. 1997-12026-M-001. A release of the recorded notice within the chain of title will be applied for when groundwater monitoring indicates concentrations below ambient groundwater quality standards.

Additional Property Attributes

The subject property consists of an irregularly shaped 7.28 acre parcel of land improved with two buildings. The main building is a 33,600 square foot building used as the offices for MTA, the repair area for municipally owned buses, and an interior parking area for MTA vehicles. A smaller 1,600 square foot building used as a drive through vehicle wash is located off the southwest corner of the main building. Contamination is present on the subject property in the form of dissolved phase hydrocarbons in the groundwater. Numerous investigations have occurred on the property, which resulted in a groundwater management permit being placed on the property which requires semi-annual groundwater monitoring and reporting. A deed restriction is present on the property that prohibits the use of groundwater at the site. The source of the contamination has not been determined.

Former Use: The subject property consists of an irregularly shaped 7.28 acre parcel of land improved with two buildings. The main building is a 33,600 square foot building used as the offices for MTA, the repair area for municipally owned buses, and an interior parking area for MTA vehicles. A smaller 1,600 square foot building used as a drive through vehicle wash is located off the southwest corner of the main building. All historic information obtained indicated that the property was undeveloped until the present structure was constructed in 1974/1975. It should be noted that the area surrounding the property was developed prior to 1885. Earliest records obtained during our research indicate that several established industrial properties gas & light plant to the north, slaughter house to the south, and B&M Railroad to the west were depicted in the 1885 Sanborn Map.
