Additional Property Attributes

Former Use: HIstorically the site was occupied by a wagon shed, livery and partially by the Great Western Cereal Company. The site was then occupied by a wholesale fruit warehouse, a button factory, and a distribution company. The site was occupied by a restaurant and associated offices & parking as of 2021, but major portions of the building were vacant or underutilized. The Community Foundation of Greater Muscatine (CFGM), a local non-profit with a mission to encourage community investment and redevelop, sought to purchase the property in order to renovate the building to house their offices, as well as to create a community event space. CFGM created an affiliated non-profit, Front Street Holdings, LLC, as the entity that would acquire the property, renovate, and then manage the property. The 128(a) assistance for Phase I ESA and certified asbestos inspection was designed to provide all appropriate inquiry for the site's environmental history prior to acquisition by the LLC, and to assist in identifying the scope of ACM present, and assist the LLC with planning for both technical and cost considerations to address identified ACM. After acquisition by the LLC in December 2022, ACM abatement occured to facilitate repair and renovation of the building, resulting in the intended creation of the non-profit office space and community event space to enhance the mission of GMCF for the betterment of the Muscatine area community.
