In its current condition, the property already has controls as it is paved so there is no direct contact risk. The site is hooked up to municipal water supply so they are not drinking the water. The buildings are vacant so there is no current risk of inhalation. At this time in its current condition ICs nor ECs are required beyond what is currently in place. If groundwater was being consumed on the pproeprty knowing that its contaminated we would try to work with municipality and owner to accomplish a deed restriction. If the building use was to change a vapor intrustion mitigation system may need to be considered.

Additional Property Attributes

The Property consists of 0.13 acres of land developed with a 2,800 square-foot, two-story mixed use building with a basement. The first floor is used for commercial business and the second floor is a residential apartment. The remainder of the Property is developed with paved or gravel parking areas.

Former Use: As of 1892 it appeared an inn and commercial businesses operated on the Property. By 1908, it appeared the inn was converted into a residential dwelling. As of 1924, Peerless Oil Company operated a bulk oil and gasoline terminal on the Property Sinclair Oil Company subsequently occupied the Property until 1975. The current building on the Property was constructed in 1982 for Hendrickson Water Conditioning. As of 2009, Hendrickson Water Conditioning and Midwest Properties of Michigan occupied the building on the Property a residential apartment was located on the second floor of the building. A 1924 Sanborn Map republished in 1945 depicted four oil tanks, a gasoline tank, and a filling station warehouse on the north adjoining 414 North State Street site. During the 2009 reconnaissance, the Property consisted of approximately 0.13 acres of land developed with an approximately 2,800 square-foot mixed use building. The Property was situated in an area zoned for residential and commercial uses, and was surrounded by miscellaneous retail establishments and residences. Hendricksen Water Conditioning occupied the southern half of the building and Midwest Properties of Michigan occupied the northern half of the building. A residential apartment occupied the second floor of the building. Remaining portions of the Property were developed with paved-parking, gravel, and/or grass-covered areas.
